LAS VEGAS (Jan. 21, 2026) – The Black Butte Mine, a 248‑acre patented mining property spanning Esmeralda and Nye counties in central Nevada, has been sold for $2.45 million after nearly six years on the market. The sale was brokered by Brian Krueger, Senior Consultant of Strategic Services with Coldwell Banker Premier Realty, in partnership with Coldwell Banker Commercial Premier.

The property, located approximately three hours from Las Vegas and just 15 minutes from Goldfield via graded county roads, includes 67.8 acres in Esmeralda County and roughly 180 acres in Nye County. The site offers 100% ownership of both above and below‑ground mineral rights, a rarity in the region, along with more than one million tons of historic material piles remaining from early 20th‑century mining operations.

“What a journey this was,” Krueger said. “It took five years and eight-plus months to get it sold and closed. With gold and rare earth minerals in high demand, the timing ultimately aligned for all parties involved.”

The buyer, a mining group that has not been publicly identified, has already begun mobilizing equipment to the site. As part of the transaction, the seller partnered with the group and provided a short‑term note to the Buyer.

Originally acquired by Black Butte Mine LLC in 2009, the mine sits within the historic Goldfield Mining District, one of Nevada’s most productive and geologically significant regions. Geological studies identify Black Butte as part of a late Oligocene–early Miocene volcanic center, with structural features associated with precious‑metal mineralization.

“This property represented a long-term conviction investment for us, rooted in the historical significance of the Goldfield district and the underlying mineral potential,” said Layne Sapp, managing member of Black Butte Mine. “We’re pleased to have partnered with the buyer through a structured transaction that supports the site’s next phase of development while creating a successful outcome for all parties involved.”

While the district is best known for gold, and Nevada remains one of the world’s top gold‑producing jurisdictions, the site also shows indications of rare earth elements, aligning with the state’s growing role in supplying critical minerals essential to modern technologies.

The property includes third‑party assay, geological, and environmental reports documenting the presence of gold and other valuable minerals. Its combination of mineral rights, water rights, historic tailings, and accessible terrain made it a distinctive offering in today’s mining and resource‑investment landscape.
